Co-Ownership Housing (Northern Ireland)

Northern Ireland Co-Ownership Housing Association, funded by the Department for Communities

Details being confirmed

Some figures on this page (such as the amount, deadline, or rate) are provisional and due a fresh verification pass against the official source. Please confirm the current details using the official link below before relying on this information.

Description

Northern Ireland's shared ownership scheme, and effectively the only home-purchase help in NI beyond the Housing Executive's own tenant sales. You buy a share of between 50% and 90% of a home — chosen to fit your budget — and Co-Ownership buys the rest, charging a modest rent on its share while you pay a mortgage only on yours. Property value limits rose to £215,000 for existing homes in April 2026, with a higher £230,000 limit for new builds. The Department for Communities has committed £153 million of funding to help around 4,000 households over four years.

Amount

Buy a 50%–90% share of a home worth up to £215,000 (£230,000 for new builds), paying rent to Co-Ownership on the remainder

Deadline

Rolling / no fixed deadline

Eligibility summary

  • Available in: Northern Ireland.
  • Open to individuals — not restricted to businesses.
  • Relevant income bands: earning under the Personal Allowance, basic rate taxpayers.
Notes
Co-Ownership publishes no headline rent percentage for its retained share — its own pages say only that you pay 'a modest rent' on the share it owns, and the worked examples on the website are explicitly labelled illustrative — so do not quote a rate. Sister products include Co-Own for Over 55s and Rent to Own; their current terms were not separately verified in this pass. The £230,000 new-build limit is confirmed on Co-Ownership's own site, but its 15 September 2026 effective date came via trade press rather than a Department for Communities release.
Requirement
Buying a home in Northern Ireland within the property value limit (£215,000 for existing properties; £230,000 for new builds), able to fund a share of 50%–90% through a mortgage and deposit, and unable to buy the property outright.

Want help with this application?

This one is usually simple enough to do yourself using the free official link below — but if you'd rather have help, we're building relationships with vetted professionals and can let you know if that becomes available.

Some of the organisations we may connect you with pay us a referral fee if you use their service. This never affects which listings you see in the directory. No live partner is confirmed yet for this listing.

You can also do this yourself for free via the official source

How to apply

Apply directly to Co-Ownership online for an assessment of the share you can afford, then find a property within the value limit; your mortgage lender needs to be one that supports Co-Ownership purchases.
