Details being confirmed

Some figures on this page (such as the amount, deadline, or rate) are provisional and due a fresh verification pass against the official source. Please confirm the current details using the official link below before relying on this information.

Description

A Scottish Government safety net for homeowners at risk of losing their home through mortgage or secured-loan arrears. It works two ways: Mortgage to Rent lets a council or housing association buy your home so you stay on as a tenant, and Mortgage to Shared Equity lets the Scottish Government buy up to 30% of your property, cutting your mortgage to an affordable level while you keep ownership of the rest. Both are aimed at people whose arrears are genuinely unmanageable rather than a short-term blip, and independent money advice is part of the process.

Amount

Mortgage to Shared Equity: Scottish Government purchase of up to 30% of your property. Mortgage to Rent: full purchase by a council or housing association, with you remaining as a tenant

Deadline

Rolling / no fixed deadline

Eligibility summary

  • Available in: Scotland.
  • Open to individuals — not restricted to businesses.
  • Relevant income bands: earning under the Personal Allowance, basic rate taxpayers.
Notes
Mortgage to Rent: a social landlord buys the property and you become their tenant, ending the mortgage liability. Mortgage to Shared Equity: the Scottish Government buys up to 30% of the property and you keep the rest, repaying its share on sale. The mygov.scot page describes both schemes in the present tense but does not state an explicit open/closed status or the application route, so confirm current availability and referral process (money advice services and councils are the usual route in) before advising a user to apply.
Requirement
Homeowner in Scotland struggling to pay a mortgage or secured loan on the home you live in, where the arrears cannot realistically be resolved by other means.

Want help with this application?

This one is usually simple enough to do yourself using the free official link below — but if you'd rather have help, we're building relationships with vetted professionals and can let you know if that becomes available.

Some of the organisations we may connect you with pay us a referral fee if you use their service. This never affects which listings you see in the directory. No live partner is confirmed yet for this listing.

You can also do this yourself for free via the official source

How to apply

Get independent money or housing advice first (Citizens Advice Scotland, a council housing options team, or a money adviser), who will refer into the Home Owners' Support Fund and help assess which of the two schemes fits.
