HM Revenue & Customs
Takes first-time buyers in England and Northern Ireland out of Stamp Duty entirely on the first £300,000 of a purchase, then charges 5% on anything between £300,001 and £500,000 — worth up to £6,250 against the standard rates. It's an all-or-nothing relief: if the price goes even slightly over £500,000 you can't claim it at all and pay the normal residential rates on the whole purchase. Everyone buying together has to be a first-time buyer, so buying with someone who has owned before loses the relief for both of you.
Amount
No SDLT on the first £300,000 and 5% from £300,001 to £500,000 — worth up to £6,250; no relief at all above £500,000
Deadline
Rolling / no fixed deadline
This one is usually simple enough to do yourself using the free official link below — but if you'd rather have help, we're building relationships with vetted professionals and can let you know if that becomes available.
Some of the organisations we may connect you with pay us a referral fee if you use their service. This never affects which listings you see in the directory. No live partner is confirmed yet for this listing.
You can also do this yourself for free via the official sourceClaim on the SDLT return, which your conveyancer normally files on your behalf within 14 days of completion — tell them you're a first-time buyer before completion so the relief is applied.
